How do ideas transform to something tangible? For typical architectural projects the traditional system of a five-part process involving Schematic Design, Design Development, Construction Documents, Bidding and Construction Administration is still the best model to follow. Within each of these categories an assortment of services can be provided depending on a project's needs. Below we summarize what each phase entails.

The process starts with Schematic Design. You could call this the dreaming phase. Ideas are collaborated & gathered to create unique design sketches. Here at JWRA, sketches are analog, drawn by hand, to encourage creativity and visualization.

Design Development, the next step in the process, is where the initial design is refined, and a more concrete plan is developed. Details & finishes are specified. Sketches are transformed to floor plans and building sections. This is when you visit showrooms and make tile selections.

The Construction Documents phase defines the scope of work, schedule of values and cost estimates. The set of documents that will transform your concepts into a buildable plan.

In this next stage, we start to involve builders and contractors. Otherwise known as the teams that will be building what you have been conceptualizing. Bidding is the process where we send the bidding set to builders and contractors for pricing estimates. This is where we can help you negotiate pricing and select a contractor.

The final phase is Construction Administration. We oversee the execution of the building plans to verify the team comply with the specifications. This helps to ensure the design is adhered to and that those unexpected variables can be addressed with minimal impact.
